ROOM HOLDING DEPOSIT AGREEMENT

Binding Agreement Between Landlord and Prospective Tenant

PARTIES

This Room Holding Deposit Agreement ("Agreement") is entered into on 20 May 2026 between:

Prospective Tenant: Meghan Ghivari

PROPERTY

The room subject to this Agreement is located at:

Property Address: 64 Balsall Heath Road, Edgbaston, Birmingham, B5 7NE

Room Reference: Room No. 1

PURPOSE OF THIS AGREEMENT

The Landlord has agreed to remove the above room from the market and reserve it exclusively for the Prospective Tenant, as a gesture of good faith, on the basis that the Prospective Tenant pays a Holding Deposit today and completes the required payments by the deadlines set out below.

Note: The £450 remaining deposit balance is due by 22 May 2026 (or 12 June 2026 at the latest). The first month’s rent of £650 is due by 12 June 2026. Both payments are subject to the Tenant receiving her deposit return from her previous landlord.

TERMS AND CONDITIONS

5.1 Landlord Obligations

The Landlord agrees to remove the room from the market with immediate effect upon receipt of the £200 Holding Deposit.
The room will be held exclusively for the Prospective Tenant until 12 June 2026, provided all obligations in this Agreement are met. The remaining deposit is expected by 22 May 2026.

5.2 Tenant Obligations

The Prospective Tenant agrees to pay the Holding Deposit of £200 on the date of signing this Agreement (20 May 2026).
The Prospective Tenant agrees to pay the remaining deposit balance of £450 by 22 May 2026, or 12 June 2026 at the latest, and the first month’s rent of £650 on or before 12 June 2026.
The Prospective Tenant agrees to proceed with entering into a formal Tenancy Agreement upon completion of all payments.

5.3 Non-Refundable Holding Deposit

The Holding Deposit of £200 is strictly non-refundable in the following circumstances:

The Prospective Tenant withdraws from the proposed tenancy for any reason.
The Prospective Tenant fails to pay the remaining deposit by 22 May 2026 (or 12 June 2026 at the latest) and/or the first month’s rent by 12 June 2026, without prior written agreement from the Landlord.
The Prospective Tenant provides false or misleading information that affects the Landlord’s decision to let the property.

5.4 Application of Holding Deposit

Should the tenancy proceed, the Holding Deposit of £200 will be credited towards the total security deposit of £650, reducing the outstanding balance to £450 as set out in the payment schedule above.

5.5 Failure to Proceed by the Landlord

In the event the Landlord withdraws from the proposed tenancy without reasonable cause after signing this Agreement, the full Holding Deposit of £200 shall be returned to the Prospective Tenant within 7 days.

5.6 Formal Tenancy Agreement

This Agreement is a holding and reservation document only. It does not constitute a Tenancy Agreement nor confer any right of occupation. A separate Assured Shorthold Tenancy Agreement (or other applicable agreement) will be prepared and signed prior to the Tenant taking up occupation.

5.7 Monthly Rent

The agreed monthly rent for the room is £650 per calendar month, payable in advance on the same date each month as the commencement date of the tenancy.
